FIXED FEE LEASE SERVICE
We understand that taking on a lease of business premises is a very important step. If you are starting up from scratch or moving business premises you will have many practical matters to deal with as well as dealing with your business. Having agreed basic terms with your Landlord (or often your Landlords agent) you may be sent a lengthy lease document to approve and sign by the Landlords solicitors. Such a lease will contain much more than the basic heads of terms agreed.
We can help you understand your rights, obligations and costs involved in taking on a lease. We study the lease in detail so you don’t have to.
We also know that you will probably have a budget for your move and that hefty legal costs will eat into this. We know that our clients like to know exactly how much things will cost before they proceed. To help you budget we can offer a fixed fee service which will cover:-
- An initial meeting to find out what you want to get out of the lease and discuss the heads of terms you have agreed with your Landlord;
- A full review of the draft lease itself to ensure all the agreed heads of terms have been incorporated into the lease; and
- A full report on the terms of the lease in plain language drawing attention to any unusual or onerous conditions of the lease and explaining how they will affect you.
OUR FULL LEASE SERVICE
Whilst not included in our fixed fee lease report we do offer other services to accompany your lease report. We can mark-up changes to the lease which would benefit you, negotiate these changes with the Landlords solicitor, review the Landlords title, request and examine search reports, complete and submit to HMRC any Land and Building Transaction Tax forms and all work up to completion, signature and registration of your lease.
